    Juliet and French Balcony Guards: How to Detail Them

    A Juliet balcony is a guard across an open door with no floor behind it — which makes it a full structural guard in a difficult location. Here is what to specify and what goes wrong.

    Juliet and French Balcony Guards: How to Detail Them

    A Juliet balcony gives an apartment the thing residents actually want from a balcony — a full-height opening, light, air, and a view without glass in front of it — without the slab, the thermal bridge, the drainage or the maintenance liability of a real balcony. On mid-rise infill projects, replacing a shallow balcony with a Juliet guard can save real money per suite and remove a whole category of envelope risk. What it does not do is simplify the guard. A Juliet is a guard with a drop directly behind it, mounted into a door opening, in the one location on the elevation where structure, waterproofing, door hardware and finishes all collide.

    Juliet, French, and the difference that matters

    The terms get used loosely. A Juliet balcony, strictly, is a guard across a door or window opening with no usable floor area outside it — you open the doors and stand at the threshold. A French balcony usually means the same thing with a shallow projecting sill or a narrow tread, typically a few hundred millimetres, enough to step onto but not to furnish. The distinction matters for one reason: as soon as there is a walking surface outside the opening, the guard height is measured from that surface rather than from the interior floor, and the non-climbable zone is measured from it too. A 100 mm projecting sill can quietly cost you 100 mm of compliant guard height if nobody checks.

    It is a guard, with all that implies

    There is a persistent assumption that because a Juliet is small and decorative it gets treated leniently. It does not. Guards are generally required wherever there is a drop of more than roughly 600 mm — the exact trigger depends on the code in force and the occupancy — and an open door on the fourth floor is emphatically that. The full set of requirements applies: minimum height, which is commonly 1,070 mm for balcony conditions in multi-residential buildings though it varies by occupancy, location and province — some locations inside dwelling units allow 900 mm, so confirm against the code in force for your project. Openings must be sized so that a 100 mm sphere cannot pass through, at every gap including the ones at the jambs. The non-climbable zone from roughly 140 mm to 900 mm above the walking surface must be free of anything a child can use as a foothold. And where glass forms the structural guard element, laminated safety glass is normally required.

    • Guard loads apply in full — the guard has to resist the code-specified loads, and those loads have to be carried into the structure through whatever the guard is bolted to.
    • The gap between the guard and the door jamb is a real opening and is subject to the 100 mm sphere rule. This is the detail most often missed on shop drawings.
    • Anything horizontal in the non-climbable zone — a bottom rail, a mid rail, a decorative band, even a chunky shoe profile — is a problem.
    • Laminated glass is the norm where the glass is the guard. On a Juliet there is no top-mounted handrail hiding the panel edge, so edge quality and the interlayer choice are visible design decisions.
    • Where the guard is mounted inside the reveal, the reveal depth and the door swing have to be checked together.

    A Juliet balcony is not a small guard. It is a full guard installed in the tightest, wettest, most coordinated 2 square metres of the entire elevation.

    Three ways to mount it, and what each one costs you

    The mounting decision drives everything else — the structural detail, the waterproofing detail, and how the balcony reads from the street. Face-mounting to the exterior slab edge or spandrel is the most robust structurally: the anchors go into concrete, the load path is short and obvious, and the guard sits proud of the wall, which is the look most people picture. It also means penetrating the cladding and the water barrier, and it means the guard is out in the weather where its bottom edge collects everything the wall sheds. Jamb-mounting into the rough opening is cleaner visually and keeps the guard within the reveal, but the anchors are now going into the opening's structure, which needs to be confirmed early — a lightweight infill frame will not carry guard loads.

    The third option, mounting to the underside of the head and the sill, is the neatest of all and the least forgiving, because it depends entirely on what those elements are made of and how much they can deflect. On concrete construction it can be excellent. On a punched opening in a stud back-up wall, it usually means adding steel. In all three cases the guard load is a real load that somebody has to accept — the structural engineer needs to see the reaction, and the anchor needs to land in something that was designed to take it. This is the item that most often generates a change order on a Juliet package, and it is entirely avoidable by asking the question during design development.

    Water, hardware and the details that bite

    A Juliet balcony creates a wall opening that gets rained on with no roof over it and no slab to drain to. Water running down the exterior face of the guard drips at the bottom edge — directly onto the sill in most cases, and directly into the head of the window below if the detail is careless. Every anchor through the cladding is a penetration that has to be flashed and sealed as part of the envelope, not as an afterthought by the railing crew. Give the guard a drip edge, hold it off the wall enough to drain and to clean behind, and get the sill detail drawn by whoever is responsible for the envelope.

    • Door swing: inswing doors are the norm for a reason. An outswing door into a Juliet guard is a collision waiting to happen, and tilt-and-turn hardware needs clearance to the guard in the tilt position.
    • Handle and lock clearance: check the exterior handle projection against the guard face, especially with a jamb-mounted guard in a shallow reveal.
    • Screens and insect screens: if a screen is planned, its track competes for exactly the same space as the guard mounting.
    • Tolerance: rough openings are built to construction tolerance, guards are fabricated to shop tolerance. Site measure every opening, or accept adjustable brackets and a wider joint.
    • Cleaning: the exterior face of a Juliet guard is reachable from inside, which is one of its underrated advantages over a real balcony — but only if the guard is close enough to reach and there are no fixed obstructions.

    Glass, picket, or both

    Glass is the usual choice because the entire point of a Juliet is the unobstructed view, and a frameless or minimally framed laminated panel delivers that. But glass is not automatic. On projects where the elevation already uses an aluminum picket language, a Juliet in matching picket keeps the facade coherent and costs less. Where privacy from the street is a concern on lower floors, an obscured or fritted laminated panel does the job without changing the exterior rhythm. And on heritage-adjacent projects, a slim vertical picket guard with a shaped top rail is often what the design review panel is actually asking for. The discipline is to pick one language for the elevation and apply it consistently — a building with glass Juliets on some floors and picket on others reads as a value-engineering scar.
